What's your thoughts on Jamestown TN? I'm looking at a 21.68 acre "unrestricted" tract there for $70,000. I figure I'll start with an offer of 60 cash and go from there.
That is not too far north of Grimsley! Jamestown is beautiful area! South of town is a very cool little 1950's motel called Jordan Motel. Have always wanted to stay there but since that is only about 30 miles from home, never have! Family has a couple places in Jamestown - houses - there in town, but there was a passing a few weeks ago, so don't know what will come of that. Also, have never made it up to see the Alvin York house/museum, but want to some day!
Allardt has a huge 'pumpkin on a stick' on the east side of town! Water tower....
Which direction from town? We get offers a lot for a couple family places east and they are always in the $2k to $3k per acre. Had a property appraisal on one piece of land and he said $5k an acre is kind of a mid-point for bare land, depending on electric, water, and phone. Water wells 30 miles east of there tend to have some pretty ugly tasting water....city water for us is very good, although people love to complain about it. There is a lot of coal in the area that I think may be affecting the ground water taste. Ask around the area if you want a well.
If you like/love the place, and plan on living there, I would not let $10k stop me. There has been a "feeding frenzy" in the area for land that seems to have cooled just a bit, but long term, that will likely do nothing but go up. The area is seeing a LOT of people come in from New York, and CA. Not sure how they have heard about Fentress, Scott, Morgan, or Campbell counties, but they have. I think they may be looking for bug-out places for SHTF scenarios. Very clique-ey area, so that may not work out quite like they think for "visitor owners". IF the new people decide to bail en-masse, values could (would!) go down!
Septic can be a problem, with plenty of rock to deal with if back in the hills. And the state has been cracking down on it in recent years. Just as in OK, if I were gonna do septic there, it would be a lagoon! And unrestricted land may be like ours, no permits for building, but septic is the exception to that. Not necessarily permits, but inspection IS required by certified person. And you really want that to be right, anyway! May be able to self-certify if get in touch with the local water quality person.
For us, the health system issues are still a big thing. No better there than to the east.
Very close to Big South Fork!!! Huge plus!!! If you like traipsing around thru wilderness stuff.
