Looks like we are gonna try east TN again next week. Still cold and rainy but no blizzards! Driveways have been washed out all along the road we are traveling though so that may be more exciting.

Have not had a chance to look at it yet. Will try to this evening. But I noticed that one is near Tennessee Hickory Products. If you even need handles for pretty much anything, they are inn Loudon, TN. I spend the year making a list of what I need or will need and then we make the trip to go bet them at the factory! Usually they are willing to let you look around - "tour" - the place. Smells great! And prices are reasonable enough to make it worth my while for the detour!

Just got back from 2 weeks of probate stuff in TN. If one should ever want to get back at their kids , leaving without a will is probably the best "paybacks" ever devised by human beings!

That is a pretty place. Still close enough to Knox and Maryville, etc for medical if needed. There is huge turmoil over east TN right now in the rural regions. Up by Big South Fork (BSF), I have seen land for $2,000 an acre and $4,000 an acre and asking $20,000 an acre! There are so very BIG mansions - not just McMansions! - going in around there! It is truly psychotic right now! East of BSF is scorching hot area, while just a little bit west, maybe around Allardt and Armathwaite seems a little more calm.

I guess the Grimsley area did work out? Biggest problem I can see with all of the above areas is the absolute medical care desert they are in! Not really sure what I would recommend - I am more familiar with areas I would NOT recommend! I like Clinton, Oak Ridge. Gentrified almost to death though!

Coal Creek, aka Lake City, aka Rocky Top has some beautiful areas but man what a meth mess in some of that area!

Jacksboro, LaFollette, etc - also pretty but getting further away. It is a pretty straight run down I-75 to Tennova North and Tennova Turkey Creek, etc. LaFollette has a Tennova hospital but neither I nor family have never had any experience with it. I don't mean to keep harping about health system stuff - your priorities for a place are your own but just want you to have what little info I do know...

Bottom line for me and SWMBO - we love the place and have a land presence, but will never move there. The changes are just to wrenching for us.

Getting any closer to TN yet? We have to go for one more trip this weekend. Looking forward to seeing early summer there...

Just got back from 2 weeks in east TN. Things appear to be in serious flux related to real estate since interest rates jumped. There are a couple of large developments in the mountains around us that have stopped cold. Rich people still doing stuff on individual basis though - new guy down the road 1/2 mi is living in big 5th wheel while doing his new infrastructure. By fall, I expect him to be well along.

Don't know if this is for a while or just a short pause to do some course corrections. It could be a good time to look for a bargain, but could also be a burn. I am kinda forced to try to sell a place but family is interested so we will see how that goes...

Always keeping you in mind on this.

What's your thoughts on Jamestown TN? I'm looking at a 21.68 acre "unrestricted" tract there for $70,000. I figure I'll start with an offer of 60 cash and go from there.

That is not too far north of Grimsley! Jamestown is beautiful area! South of town is a very cool little 1950's motel called Jordan Motel. Have always wanted to stay there but since that is only about 30 miles from home, never have! Family has a couple places in Jamestown - houses - there in town, but there was a passing a few weeks ago, so don't know what will come of that. Also, have never made it up to see the Alvin York house/museum, but want to some day!

Allardt has a huge 'pumpkin on a stick' on the east side of town! Water tower....

Which direction from town? We get offers a lot for a couple family places east and they are always in the $2k to $3k per acre. Had a property appraisal on one piece of land and he said $5k an acre is kind of a mid-point for bare land, depending on electric, water, and phone. Water wells 30 miles east of there tend to have some pretty ugly tasting water....city water for us is very good, although people love to complain about it. There is a lot of coal in the area that I think may be affecting the ground water taste. Ask around the area if you want a well.

If you like/love the place, and plan on living there, I would not let $10k stop me. There has been a "feeding frenzy" in the area for land that seems to have cooled just a bit, but long term, that will likely do nothing but go up. The area is seeing a LOT of people come in from New York, and CA. Not sure how they have heard about Fentress, Scott, Morgan, or Campbell counties, but they have. I think they may be looking for bug-out places for SHTF scenarios. Very clique-ey area, so that may not work out quite like they think for "visitor owners". IF the new people decide to bail en-masse, values could (would!) go down!

Septic can be a problem, with plenty of rock to deal with if back in the hills. And the state has been cracking down on it in recent years. Just as in OK, if I were gonna do septic there, it would be a lagoon! And unrestricted land may be like ours, no permits for building, but septic is the exception to that. Not necessarily permits, but inspection IS required by certified person. And you really want that to be right, anyway! May be able to self-certify if get in touch with the local water quality person.

For us, the health system issues are still a big thing. No better there than to the east.

Very close to Big South Fork!!! Huge plus!!! If you like traipsing around thru wilderness stuff.

Hi Dennis and stealthy! Glad to see a couple of new postings and that you both are still keeping on keeping on. We still get out about once a month for a couple of days at a favorite local campground but now being entrenched in our 80's I'm not sure if we'll have any long distance trips. 80's....just numbers! Yeah, I understand - numbers getting bigger all the time! I kinda thought maybe retirement might get me a little bit of easing off, but here in 70's, I have never worked harder physically than any time since I was 16. Get less done per increment of time, but eventually still get there. Looking forward to slowing down in my 80's.

My Mom just turned 97 a couple weeks ago. What do you get for birthday present for someone like her? Guacamole! With chips and salsa! Never fails to bring a smile! She is slowing down since she had to stop driving about 7 years ago. She complains about that all the time!

Well, has been a while since anyone has said anything, so I decided to say Happy Labor Day to all! Finally getting a little break from the heat - highs around 90 for the last several days! Yay! And next week it looks like it's gonna be nicer! Like highs in the low 80's! Have gotten a lot of projects done in the last week or so and looking forward to preparing some garden beds to overwinter, resting for spring planting! Also going to plant some perennial seedlings we have been nursing along all summer. They won't know what to do in real growing conditions!

I myself and the dawg are laboring right along this morning it really starting have great temps here on Loooong Island these days. High 60 at night to mid to high 70 during the day.

We're in the mid 60's day and night this time of the year so pretty nice. We hire our gardner to jerk out all the summer plants and follow up by setting out "winter" potted plants dug into the cleared area to keep it looking chearful. That's as close to winter as I want to get.

I'm starting a new round of radiation treatments this week so I'll be slowed down for a while. The prognosis looks good as the cancerous area is well contained and slow to spread. I beat bladder cancer a couple of years ago and I'll beat this one too.

By way way of fun things to do (besides camping) I helped a young friend make up a set of power windows and door locks for his '89 Chevy pickup using junk parts from various cars. I enjoy figuring out wiring projects and electrical work arounds and I am happy to report that the project was a success.
